Monthly Rates:
30 Amp Service $550.00 mo. $200 wk.
50 Amp Service $600.00 mo. $225 wk.

  • Includes Water, Sewer, Electric, Lawn care and Garbage (Fair and Reasonable Use Policy)
  • ​All Monthly stays require a 50% Security Deposit that is refundable upon move out.
  • We require a basic background check on all of our guests that stay with us.

Rules

INTRODUCTION: Please read the Rules and Regulations and keep them on hand as they constitute a binding agreement between you, the guest, and us, Chisholm Trail Park management. Park management reserves the right to modify the rules at any time as needed to benefit the park with or without prior notice.

CHECK IN: All RVs must arrive before 6pm to get set up before dark.

QUIET HOURS: No loud parties, radios, dogs barking, vehicles left idling, TV’s and/or other unnecessary noise or disturbances. Our quiet hours are from 9pm-8am.

EMERGENCY MAINTENANCE NUMBER: The telephone number of the person who may be contacted for emergency maintenance is: 817-717-1950. Text preferred for faster response.

GUEST OCCUPANCY

  1. Occupancy Limit: No more than 3 individuals may reside on a single lot.
  1. Right of Refusal: As a privately-owned RV park we reserve the right to refuse admittance or service to anyone at any time.

LENGTH OF STAY AND FEES

  1. Minimum Term: Sites are available for a minimum one-month rental period.
  1. Payments: Our method of payment is Zelle or credit card (CC fees may apply).
  2. Refunds: There are no refunds for partial months, even if a Guest departs early.
  3. Payment Deadlines: Rent and electricity payments are due by the 1st of each month.
  4. Late Fees: A 10% late fee applies after the 3rd, with an additional $10 per day thereafter. Partial payments are not accepted. If balance is still not paid after the 3 days, then eviction will be filed.
  5. SECURITY DEPOSIT: All Monthly stays require a 50% security deposit, which will be refunded within 7 days of departure from the park if no damage has been done. Deposit will be refunded by the payment method received (Credit Card or Zelle).

RV STANDARDS AND SITE RESTRICTIONS

We only allow fully self-containing RVs or motorhomes that are in good condition AND at least 15 years or newer. Each RV must be maintained in a neat and attractive condition at all times.

  1. Clean exterior- No missing or broken trim, doors, lights, or windows.
  2. No AC window units or space heaters, no foil on windows and no tarps and/or covers.
  3. The following ARE NOT allowed on sites (including under the RV).No appliances, mattresses, indoor furniture, large tools/machinery, trampoline, fencing, pools, dog house, kennel or any type of clutter is permitted. If it doesn’t fit on your slab, you won’t be able to bring it. (Nice outdoor furniture is acceptable).
  4. Any landscaping done to your lot must not interfere with the lawn care provided by the RV Park.
  5. No pop-up tents, sheds, pergolas, porches, boats, trailers, umbrellas, clothesline or inoperable vehicles.
  6. Do not leave any food, trash or anything poisonous such as antifreeze, oils, etc. that may hurt animals. We love our animals!
  7. Guests are responsible for frost-proofing water connections to avoid damage.

PET GUIDELINES

  1. Pet Limit: (1) pet (1 dog or 1 cat) are welcome as long as they are people friendly. NO AGGRESSIVE breed of dog will be permitted. THE PARK IS NOT RESPONSIBLE FOR ANY PET LEFT UNATTENDED IN THE RV AT ANY TIME FOR ANY REASON. Cats must remain indoors and cannot be left outside.
  2. Responsibility: Guests must secure their pets at all times and cannot leave them unattended outside.
  3. Prohibited Structures: Outdoor kennels, pens, crates, or fences are not allowed.
  4. Aggressive Behavior: Any pet displaying aggression must be removed immediately.
  5. Noise Control: Excessive barking is not tolerated. Guests may be asked to leave if complaints persist.
  6. Waste Removal: Pet waste must be cleaned up promptly, including in the designated dog park.
  7. Leashing: Pets must be leashed when outside.
  8. Vaccination Records: Proof of current vaccinations must be submitted before moving in.

PARKING GUIDELINES

  1. Vehicle Limits: Each lot may accommodate one primary residence (RV) and up to 1 additional vehicle and 1motorcycle. Parking in an empty lot, or blocking another lot is prohibited at all times.
  2. Registration and Insurance: All vehicles must have valid registration and active insurance under the occupant’s name, with proof provided upon request.
  3. Prohibited Activities: Vehicle maintenance or washing within the park premises is not allowed.
  4. Vehicle Standards: Vehicles must remain clean and free of leaks, with no visible damage or unsightly appearance.
  5. Noise Restrictions: Minimize vehicular noise at all times. Excessive engine noise or revving is prohibited.
  6. Trailer Parking: Trailers are not permitted to be parked on lots or elsewhere in the park.
  7. Visitor Parking: Extra parking is available near the park exit. Do not park in non-designated areas or double park behind other vehicles.
  8. Maintenance Guests are not allowed to perform extensive mechanic work or wash vehicles in the park.

SITE MAINTENANCE AND USE

  1. Site Cleanliness: Guests must keep their lots tidy and free of debris. Management reserves the right to determine if a site appears cluttered and may require immediate corrective action.
  2. Lawn Care: Lawn maintenance is provided by the park. Guests must ensure items are not left in the yard and promptly remove pet waste. Planting trees or shrubs directly into the ground is not allowed.
  3. Outdoor Furniture: Patio furniture is allowed but must be limited in quantity.
  4. Storage Restrictions: Items stored under RVs must be concealed with approved skirting. Visible clutter such as tools, boxes, or garbage is not allowed.
  5. Window Coverings: Windows must have proper treatments. Using foil, flags, blankets, or similar materials as window coverings is prohibited.
  6. Flag Display: Only U.S., Texas state, military, or official college flags may be displayed, provided they are well-maintained, appropriately sized (no larger than 4’x6”), and properly hung. Other flags, including political or organizational flags, are not permitted.
  7. Water and Sewer Connection: Guests must use a sewer hose support for their connection. Water pressure regulators are recommended.
  8. Patios and Decks: Patios or decks are allowed with prior approval. They must not be anchored into the ground, and guests are responsible for removing them upon moving out to avoid fees or deposit loss.

SATELLITE DISHES

  • Satellite dishes must be mounted on the RV or a non-penetrating stand. Installation on fences, storage units, or posts inserted into the ground is not allowed.

SPEED AND NOISE LIMITS

  1. Speed Limit: The maximum speed within the park is 5 MPH.
  2. Noise Control: Loud disruptions, including music or parties, are prohibited after 9 PM and may result in eviction.

UTILITIES AND TRASH

  1. Utility Connections: Connections must be made using the assigned site utilities. Tampering with or connecting to neighboring sites is prohibited.
  2. Septic Usage: Only human waste and toilet paper may be flushed into the septic system. Improper disposal causing damage will result in repair costs charged to the Guest.
  3. Water: Hoses must be free of leaks and neatly stored on-site.
  4. Internet: Illegal downloads or internet activity will result in eviction and legal responsibility.
  5. Trash Disposal: Trash must be bagged, secured, and placed directly in the dumpster. Items such as furniture, tires, or hazardous materials are not permitted in the dumpster.
  6. Fair and Reasonable Use: Utilities are for normal, reasonable use and consistent with the types and levels of usage by typical guests. “Typical” refers to the patterns of at least 80% of Chisholm Trail RV Community Guest’s. 

LAUNDRY ROOM

  1. Guest Use Only: Machines are for the exclusive use of guests.
  2. Immediate Removal: Laundry must be promptly removed when the cycle ends.
  3. Prohibited Items: Pet bedding, bleaches, and dyes cannot be washed in the machines.
  4. Cleanliness: Guests must clean up after themselves and report equipment issues to the Park Host.
  5. Pets: No pets and no smoking in the wash house.
  6. Children: Kids under the age of 16 must be accompanied by an adult.

FIREARMS AND FIREWORKS

  1. Firearms: Open carry is not permitted. Firearms, including BB guns, paintball guns, and similar weapons, may not be displayed or discharged on the property.
  2. Fireworks: Fireworks of any kind are strictly prohibited within the park.

ZERO TOLERANCE: We have a zero tolerance for any kind of criminal activity.

  1. Illegal drugs of any form are prohibited on the property of Chisholm Trail RV Community. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
  2. Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated.

RV LIABILITY & PROPERTY INSURANCE:

Guest(s) must maintain Liability & Property insurance with coverages at state minimums without any lapse in coverage. The insurance must cover the following: RV/Car Damage by tree breakage, flood, fire, theft, and/or other causes. Guest will be considered in default of their rental agreement if they do not maintain insurance coverage.

CONDITION OF SITE
Upon termination or expiration of the Agreement, the Guest agrees to return the site in the same good condition. If the site is not left in good condition, Management may charge the Guest reasonable fees to restore it.

ASSIGNMENT AND SUBLETTING
The Guest is prohibited from assigning or subletting the RV Site to any other party.

DISCLOSURES: While the Management and Owners of Chisholm Trail RV Community strive to assure the safety of the Guests and the property, they are not responsible for losses due to fire, theft, flooding, or any accidents. You the Guest are hereby notified that you assume personal risk in such matters. For any accident or injury on any RV site, the Guest of such RV shall indemnify and hold management harmless of any and all claims by any person(s).

​The community of Chisholm Trail RV is privately owned. Under any circumstances, management retains the right to refuse services, demand that Guests and/or visiting visitors leave the property, or bar anybody from entering. If Guests are asked to vacate the park, there may be no reimbursements. As appropriate and in its own discretion, Chisholm Trail RV retains the right to amend its rules and regulations. By accepting below, guests commit to adhering to any future modifications and revisions.

​Under Texas law, you are not a tenant without a lease or contract. Anyone who fails to comply with these rules that benefit everyone, will be asked to leave with no refund and thus considered trespassing (Texas Penal Code 30.05).

​I have read these rules and regulations and agree to accept and abide by them upon move in.
